    Financial Services

    • Provide the board of director’s monthly financial reports including a balance sheet, income statement, accounts receivable summary, accounts payable summary, and expenses by vender detail.

    • Collection and delinquency reporting
    • Accounts receivable delinquency letters, past statement printing and mailing
    • Monitor and manage Association insurance requirements

    • Guide the Board of Directors in their efforts to construct the annual budget.
    • Work in conjunction with the Board’s attorney to assist in ongoing collections/foreclosure issues
    • Coordinate with Association’s accountant annually to provide necessary information relevant to annual audit and tax return preparation
    • Prepare estoppel letters as needed for unit sales not currently under legal representation; for units in collections/foreclosure with the attorney will provide the attorney necessary information for estoppel preparation
    • Assist the Board as needed in both its tactical and strategic planning and decision making
    • Other duties as may be require

    Comprehensive Management Services

    • Complete Financial Services
    • Coordination and Attendance of all Board and Membership Meetings
    • Supervision of Personnel
    • Assist in bidding service provider contracts on an annual or as needed basis and managing projects to completion.
    • Process and review of Architectural requests
    • Submit state corporation reports
    • Enforcement of governing documents, bylaws, ARC guidelines
    • Documentation of Association business and records documentation
    • Implementation of legal activities, coordination of association attorney acquirement
    • Direct annual association meetings and board member elections and committee appointments
    • Communicate information to and from residents
    • Management of Association owned properties and easements
    • Work through homeowner issues and complaints
    • Track leases and lease renewals
    • 24 hour emergency association services
    • Other duties as may be required
